Self Build
Self build finance releases funds in stages as your project progresses, rather than in a single amount at the start.
Overview
What is self build?
A self build mortgage funds the construction of a new home or a substantial renovation. Rather than one lump sum, money is released at agreed stages such as land purchase, foundations, wall plate, wind and watertight, first fix and completion.
Some products release funds in arrears once a stage is complete and inspected; others release in advance so you can pay for materials and labour before work begins. Which is appropriate depends on your cash flow and the way your project is being managed.
Who might this be suitable for?
- Clients purchasing a plot and building a home
- Owners undertaking a full renovation or conversion
- Applicants working with a main contractor or managing the build themselves
- Clients using a timber frame or modern construction method

Assessment
What may lenders and providers consider?
Planning and permissions
Detailed planning permission and building regulations approval are usually required.
Build costs and contingency
Lenders expect a realistic cost schedule, and a contingency is normally advisable.
Warranty and oversight
A recognised structural warranty or professional consultant certificate is commonly required.
Construction method
Non-standard construction can narrow the range of lenders willing to consider the project.
Criteria vary between providers and can change at any time. Nothing here confirms that a particular lender or insurer will accept an application.
