Conveyancing

Conveyancing is the legal process of transferring ownership of a property from one party to another.

Overview

What is conveyancing?

Conveyancing covers everything a solicitor or licensed conveyancer does to move a property legally from seller to buyer. It includes reviewing the title, carrying out property searches, raising enquiries, agreeing the contract, exchanging contracts, completing the purchase, registering ownership at the Land Registry and dealing with Stamp Duty.

The legal work runs in parallel with the mortgage application. Because delays on one side affect the other, we keep both moving and make sure information flows between the parties involved.

Who might this be suitable for?

  • Buyers purchasing a residential property
  • Sellers moving home
  • Clients remortgaging where legal work is required
  • Buyers of leasehold property with additional enquiries

Assessment

What may lenders and providers consider?

Searches

Local authority, environmental, water and drainage searches are commonly required.

Enquiries

Questions raised on the title or survey can extend timescales.

Leasehold

Leasehold purchases involve management packs and additional enquiries.

Stamp Duty

Your solicitor calculates and submits the return and payment on completion.

Criteria vary between providers and can change at any time. Nothing here confirms that a particular lender or insurer will accept an application.
